Introduction

Hi, I am Jim Gumpert, the President and Owner of Colorado Silver.  I am an  insured Community Association Manager (CAM) in Colorado.  Thank you for visiting my website and I hope that you will contact me for a personal interview so that I can explain my services to you in greater detail. I started my company July 1, 2015.    Prior to that I worked for a multi-real estate investment firm in Denver, managing 20+ homeowner associations for five years.  The investment firm decided to divest itself of community association management and I decided to open my own business.  The result is Colorado Silver and I am proud of the service that I am providing to my current clients. In addition to the five years of direct association management, I served as a Board President of my own property.  I have also managed several buildings in metro Denver through the years, providing all aspects of property management.

My goal and my business plan for Colorado Silver has called for careful development of the policies and procedures to guide me in all business decisions.  The first year, 2015-2016, was a process of preparing for clients: insuring with the correct insurance and contracting with my first two homeowner associations.  I also wanted to ensure that I could make sure that each association met all the state requirements and required registrations.

Additionally, I have ensured development, via an attorney, the required ten (10) governance policies that encompass all areas of community association management. I did not want to embark on representation without these policies in place for my new clients.  The requirements for homeowner associations under the Colorado Common Interest Ownership Act (CCIOA) are comprehensive and cover these policies:

6) Covenant and Rule Enforcement Policy

7) Records Inspection Policy

8) Rental Policy

10) Reserve Investment Policy

The above policies always allow for your Executive Board’s exceptions and specific requirements as to fees and dates of response to the extent covered by law.  My main objective is to ensure that your association is in legal compliance with Colorado law. When interviewing potential managers, it is prudent to inquire as to the availability of these policies as starting from scratch with an attorney is an extensive and costly endeavor.

The purpose of this Introduction is to provide your association with information concerning myself and Colorado Silver.  I live in the foothills of the Rocky Mountains in Lakewood, Colorado and I have made Colorado my home for the past 38 years.  I have specialists that assist me from time to time in the conduct of my business.  My goal is to ensure that your needs as an association are always responded to immediately and that we do not delay in providing service to you as our valued clients.
